50% of the total amount is due at time of reservation.
30% of the payment is required 160 days before arrival.
The remaining amount is to be paid 120 days before arrival.
Cancellation Policy
All paid prepayments are non-refundable.
Security deposit
A pre-authorization of €1292 is held on 1 days before arrival and voided on 7 days after departure
Notes
Pets and events must be approved by owner prior to booking. Strict one pet limit - 20lbs and under. A pet fee and event fee will apply. NO SMOKING - NO EXCEPTIONS: inside house or anywhere on property including any deck, patio, porch, or lawn area. Violation of no smoking/vaping policy will result in immediate eviction and forfeiture of all rental payments and deposits. Plus $1500 cleaning fee. Booking person must be physically at the house for the entire stay.

PERFECT place
This was the PERFECT place for our annual, extended family summer vacation. Beautiful sunsets on a great dock! Plenty of space for all the families to spread out. We had the best time making lifelong memories!
wonderful stay
Our family had a wonderful stay at the lakehouse! It was so nice to celebrate our daughter's graduation weekend right on the water with a beautiful background for family photos. We are definitely hoping to come back soon.

Sunset Pointe is a treasure!
Coming back for a second year, we felt like we were coming home. The house is incredibly comfortable and full of warmth and history. The layout and furnishings in the home are perfect for 12 people to gather together or find their own little nook. Melissa is an extraordinary host who really cares about the experience that her guests have. The expansive deck and lovely screen porch make sitting around just enjoying the lake incredibly enjoyable. The view and surroundings are even more stunning than the pictures represent. Having rented a boat and toured around Lake Martin while we were there, we can definitely confirm that Melissa’s place is one of the most picturesque and private spots on the lake. My family is excited to book our 3rd stay in 2025!

The view is AMAZING!!! It was so peaceful, clean and it was fully stocked with everything that we needed. We totally loved our stay at Melissa’s place! The place is HUUUUGE!! It fitted perfectly my large family that was visiting town. This was such an amazing home and the special amenities for each room for each guest was over beyond amazing because we did forget little things like contact cases and tooth brushes. It was peaceful , private, the view was breathtaking! Super clean !
Awesome place, awesome host!
Awesome view of Lake Martin.. Plenty of room for 2 boats and 4 trucks. House was very clean, very comfortable beds, couches and even TVs in two levels and living rooms. Nice porch on back...covered. Melissa was very quick to answer and showed us how to get to boat slip(dock) to launch our boat. Very quiet road (no outlet) no traffic. Will definitely put this one on my list to rent again!. If I could give more than 5 Stars...Melissa and Sunset Pointe would get them. Just an all around awesome place.
